Decision Pending on 49-Unit Condo Proposal for Montana and Bundy

Little concerns shown by longtime renters who may have to relocate, if approved.

Residents and renters near the intersection of Montana Avenue and Bundy Drive in Brentwood have been waiting for more than a year for an update to a proposal to construct 49 condominium units.

If approved by the city, it would require the demolition of two existing apartment buildings, totaling 32 units. An deputy advisory agency still has not rendered a decision on the project, according to the Los Angeles Planning Department.

Developers and architects began meeting with the city and the South Brentwood Residents Association a year ago, with a few renters opposed to the proposal since they were long-time renters and concerned about the move, according to SBRA President Marilyn Krell.

She noted that at the time of the original proposal, the developer would help any longtime renters relocate, as required by law. The SBRA issued no concerns on the project.

The proposal has a request for 13 "density bonus" units, including four for affordable housing, and a conditional use permit was approved for 21 parking spaces.

Planning department staff received concerns that proposed guest parking it inadequate, as it would provide a minimum of 16 guest parking spaces.

Satisfactory reports and tenative approvals of the existing proposal have been provided by the Bureau of Engineering and the Department of Building and Safety.
